If you're thinking about moving house you're certainly not alone – we're in the thick of one of the busiest moving months of the year!

Using data from the Canada Post Change of Address service, we can get a general idea of why people tend to move, how far they move and the timing of their move:

Reasons for moving: 22 percent of Canadians are moving because of work-related reasons while 20 percent are upgrading their home. Another 17 percent move for family reasons.

Where do people move? While the vast majority of Canadian families move within the same province, the trends show that 13 percent move to another province and four percent move outside the country. Among all movers, Atlantic Canadians are most likely (58 percent) to stay within the same city.

When do people move? Summer is generally the preferred time to move, with twice as many households moving in July as compared to January. Regionally, Westerners are most likely to move throughout the year while in Quebec, moves quadruple in July.

The "Fixed versus Variable Mortgage" quandary is a mortgage option for which there's no one right answer for everyone.

SURREY, BC – Sales on the Fraser Valley Real Estate Board’s Multiple Listing Service® (MLS®) in May remained at strong levels – the highest since 2007 – however, they softened slightly compared to April.

There were 1,969 MLS® sales processed in May, a decrease of 2 per cent compared to April, however an increase of 21 per cent compared to the 1,633 sales processed in May of last year.

Jorda Maisey is the Board’s President. “Home sales in the Fraser Valley maintained a strong pace in May; however, we noticed a slight shift in the market. In certain areas, we saw interest in higher-end detached homes pick up while demand for attached homes, which typically appeal to first-time buyers, decreased.

“The result is that the selection of apartments in the Fraser Valley improved in the last month creating greater opportunities for buyers. Inventory of detached homes and townhomes remains tight, keeping the market elevated.”

In May, the total number of active listings on the MLS® was 8,512, an increase of 1.5 per cent compared to April and a decrease of 14 per cent compared to May 2014. The volume of new listings decreased 7 per cent compared to April, and was also down 7 per cent compared to May of last year.

Maisey continues, “It may help consumers to understand that over half the housing inventory in the Fraser Valley is attached homes, either condos or townhomes, while 60 per cent of all home sales are for single family detached.

“What buyers and sellers are experiencing is effectively two markets: a sellers’ market for detached homes and townhomes and a balanced or buyers’ market depending on the location, for apartments. In either situation, you can benefit a tremendous amount from the experience and advice of your local REALTOR®.”

In May, the MLS® Home Price Index (MLS® HPI) benchmark price of a detached home was $603,100, an increase of 6.5 per cent compared to May 2014 when it was $566,400.

The benchmark price of townhouses in May was $303,100, an increase of 2 per cent compared to $297,300 in May 2014. The benchmark price of apartments decreased year-over-year by 2.8 per cent, going from $198,100 in May 2014, to $192,500 last month.

Now is a great time for homeowners to take steps toward saving energy and reducing their environmental impact. While replacing those old leaky windows and installing ceiling fans are great ideas, there are also small things that can be done around the house to lower energy consumption and reduce one's carbon footprint. Here are some simple, sustainable adjustments that can make a real difference in energy savings,

  • Use "smart" power strips for household appliances such as computers, printers, game consoles, televisions and microwaves. Smart power strips save energy by keeping the connected devices from drawing power when they're not in use or turned off. The standby consumption of these devices can equal that of a 75 or 100 watt light bulb running continuously - even when the device's power switch is turned off.
  • Use the dishwasher! Newer dishwashers typically use just 4 to 6 gallons of water on a normal cycle, while washing a sink full of dishes by hand can require up to 15 gallons of water. Up to 60% of the energy used by dishwashers is for heating the water, so washing full loads is best. A full dishwasher will also clean more effectively than one that's only partially filled.
  • Adjusting the home's thermostat by just two degrees could reduce a typical household's carbon dioxide emission by 2,000 pounds. It also could provide significant savings on the utilities bill. Programmable thermostats are another great way to stay comfortable and save energy at the same time, by heating and cooling only as they're programmed to do so.
  • Keeping household appliances clean and up to date is another way to lower a household's energy consumption. Schedule heating and cooling system for a checkup every 2 years. Air conditioner and refrigerator filters and coils should be cleaned monthly so they'll operate more efficiently.
  • Insulating the water heater and weather-stripping or caulking gaps around the home could save up to 420 lbs of carbon dioxide emissions per month in addition to lowering energy costs.

Switch to CFL or LED bulbs. These can be huge energy savers; they burn significantly less energy and can last up to ten times longer than incandescent types so they're more convenient, too. Users of CFL and/or LED bulbs enjoy reductions in heat production, energy use, and electric bills.
